Reyflat Barn is a unique property conversion situated less than ten minutes drive from the village of Rosemarkie on the Black Isle. The property sits in an elevated position with views across rolling farmland and down to the village of Rosemarkie and the Moray Firth. Inside the property is equipped and furnished to a high standard, a particular striking feature being the large lounge and the balcony area on the upper level, designed to take full advantage of the views. The property is ideally placed for exploring the Black Isle, and with good road connections it makes an ideal base for those wanting to explore the Northern Highlands and the West Coast. We do have another property available at the same location called Taffs Barn which could be rented at the same time to provide accommodation for a larger family.

Access to the property is through a spacious porch and hall area, on this level, guests will find a spacious kitchen, the twin bedroom and a bathroom. The kitchen is equipped with all the usual kitchen equipment, and a dining table and seating for six, off this room glass doors open out to the garden and a small patio area. The bedroom is furnished with quality wooden beds and furniture, and enjoys views to the front of the property. The bathroom is equipped with a bath with shower over and completes the facilities on this level.

From the hall a carpeted staircase leads to the upper level, where the living area, second bathroom and shower room are located. The living area is open plan and is particularly striking with its floor to ceiling windows and balcony area, designed to take full advantage of the views, the balcony benefits from a table and chairs is an ideal place to sit and relax after a day exploring. The living room is equipped with comfortable leather sofas and a flat screen TV with Freeview and a DVD player. The master bedroom has quality wooden furniture and a king size bed. A shower room completed the facilities on this level.

The village of Rosemarkie is located one and half miles from the property, and enjoys a coastal setting with a popular beach, the village of Fortrose is also a short drive away. Both villages offer a small selection of shops, village pubs, and a few places to eat, popular choices being Crofters Bistro in Rosemarkie and The Anderson in Fortrose. At Fortrose guests will find Chanonry Point, regarded as one of the best places in the UK to see dolphins. Boat trips are also available and these leave from Avoch located along the coast.

The Black Isle offers much for the visitor, the village of Cromarty offers a wealth of history and many interesting buildings - Hugh Miller, the geologist and writer, lived here and his cottage is open to view, and the Cromarty Courthouse and Museum is well worth a visit. In addition the village has a pottery and craft shop and various antique shops. A popular spot for seafood and wood fired pizzas is the Sutor Creek Cafe by the harbour.

For those wanting to travel further afield one of the smallest car ferries in the UK makes the journey between Cromarty and Nigg where there is a RSPB bird hide for viewing the many birds in Nigg Bay. The entrance to the Cromarty Firth is guarded by the hills known as the Sutors - legend has it that these were formed by giants throwing rocks at each other across the water, thereby bringing the shores so close to each other at this point. Despite their proximity, the depth of water allows large ships to pass through to the firth, and many can be spotted during the busy summer months.

Other activities for a day out on the Black Isle include the Wildlife Park, the challenging golf course at Fortrose or perhaps even a visit to the Black Isle Brewery. The location of Reyflat Barn really does make it an ideal base for not only exploring the Black Isle but perhaps the west coast or the northern highlands. For those wanting to experience more cosmopolitan life the City of Inverness is located just thirty minutes away and offers all the usual attractions including an art gallery, museum and theatre.

What a lovely holiday! Reyflat Barn is fabulous. Very comfortable, clean and well equipped. We were greeted by Pat on our arrival. She had made us some scones and left us some best butter, clotted cream and wonderful strawberry jam! She even left us some milk too. Fresh flowers were also a great addition and very thoughtful. The Barn is well located to explore the Highlands and the views are to die for. Highly recommended!

The cottage is in a beautiful location, ideal for exploring the black isle. It is very clean and comfortable and much more spacious than it looks from the website. It is in a private location in the countryside, we saw deer from the kitchen window several days. Pat, the host, was extremely pleasant and helpful. We loved our week here and would unreservedly recommend staying here

Reyflat Barn is the ideal place to enjoy peace and tranquility. The barn is comfortable, well equipped and has everything you could need for a relaxing break. A short drive outside Rosemarkie you have coast and forests all around. We had a great holiday, a warm welcome and we will return.

What a very comfortable, well thought out and well equipped cottage in a beautiful location. The welcome package was very tasty. Its very well situated for getting round the Black Isle and surrounding area. There are stunning views when sitting outside for the early morning or late evening coffee just enjoying the abundant wildlife.

This is the second year we have stayed at this location, albeit last year we stayed in the adjoining property Taffs Barn, which we thought was brilliant, however in our opinion this one is even better especially in terms of views from the balcony kitchen patio doors. The setting is so tranquil and peaceful, yet is within close proximity to amenities and attractions including the beautiful dolphins. Owner Pat is very welcoming and helpful and her scones are mouth wateringly good!! We will definitely be back again next year!!

We had a lovely week in Reyflat Barn: it was our second visit and we really enjoyed the opportunity to return. The Black Isle is a lovely place to visit - all the benefits of somewhere rural and coastal, but with Inverness nearby. The sitting room in this property is especially nice - very comfy with lovely rural views. The cottage is cosy and well-equipped and Pat gives a lovely warm welcome (complete with excellent homemade scones). Thanks for having us - we hope to come back again!

We have stayed in a number of cottages in the Black Isle and Reyflat is by far the best maintained. The cottage is spacious, comfortable and clean with fantastic views. Most importantly for me, the owners hadn't scrimped on the mattress and we slept really well.

A great friendly welcome from Pat. The scones, jam and cream were delicious. A vase of roses in the kitchen was a lovely gesture and made the welcome complete. The property had everything we wished for and the 180-degree views from the balcony were stunning and the bull and cows were friendly too. Many interesting trips around the Black Isle and over to the west coast. The bird life, the dolphins, seals and deer made for some exciting moments. The ferry from Cromarty over to Nigg was an experience we enjoyed and a visit to Nigg Old Church is a must visit. All very quiet and peaceful we hope to return again soon. Many thanks to all for helping us to enjoy our holiday in Scotland.

Having read the reviews about Reyflat we had high expectations and we were certainly not disappointed. Pat gave us a very warm welcome and then left us to unpack and settle in to the clean, spacious accommodation. The flowers in the kitchen were a nice touch and the cream tea was both a lovely surprise and excellent. Everything about this property is so well planned and the upstairs living room and balcony are perfect for relaxing, whilst watching the views and in particular the swallows and house martins swooping into the balcony. The abundance of plug sockets was very useful as was the two good bathrooms. The sunny kitchen is large with plenty of room for preparing and cooking. It has an excellent area for seating and table and chairs for meals. The kitchen also has superb countryside views. Although the weather was good enough to get out and about throughout our week's stay we would have had no problem staying in and enjoying all the comforts Reyflat has to offer. We've stayed in many self-catering properties and this has to be one of the best.

Beautiful cottage to stay in. Spacious, well planned accomodation. Great views and setting. Very welcoming, especially the cream tea and fresh flowers. Loads to do in the area and great places to eat. Loved the dolphins at Chanonry Point. Definitely recommend it and would love to go again.

Combines all the best things from previous cottages but in one location. Pleasant and tranquil even the cows in the field were chilled out. Loads of space and all the facilitys you could possibly want , we had a relaxing holiday and plan to come back again. Thanks to Pat for the warm welcome.

Fantastic location close to all the main points of interest on the Black Isle, with brilliant views down the Fairy Glen to Rosemarkie and the chance to see Dolphins at Chanonry Point. The Barn is very well equipped, warm and cosy, with Sky and wifi and a deck to take breakfast on. There are great restaurants and pubs in the area serving local produce to a high standard. Home from home for us, and we would come again with a bigger group when the other barn is ready. Thanks again to Pat and family

We had a wonderful week at Reyflat Barn. The cottage has every comfort you could wish for and the welcome was warm and friendly - the scones were lovely too. It's a great base from which to explore the Black Isle and beyond and we would throughly recommend it if you're looking for peace and quiet in beautiful surroundings. Our stay at Reyflat was superb! Excellent value for money, the barn was fully equipt and we especially likes the scones on arrival - very personal touch x It was the first time we had been away with our 5 month old son and it was a great base for us!

Reyflat barn was probably the most wonderful place we ever stayed in, high class, wonderful views, close to everything you need, and so very peaceful, is exactly what we needed at the time, and the owners were very welcoming, we were greeted with scones cream and jam, and most important after a long journey, a lovely pot of tea mmmmmm, thank you for a lovely week.
